Part 1: Registration
Losani Home’s VIP Access:

• Purchasing guidelines and updates

Part 2: Pre-Purchase
Before you purchase, take a few simple steps to prepare:
• Meet with a Mortgage Specialist to get pre-approved and understand your budget
• Arrange for legal representation to support your homebuying process
Then, you’re ready to explore:
• Visit our Sales Centres and speak with our knowledgeable Sales Team
• Tour our Community Sites
• Review home designs and floor plans that match your needs
Once you’re ready, a Losani Sales Representative will guide you through the purchase process.
Part 3: After Your Purchase
Congratulations on your new Losani home! Now it’s time to take care of a few important next steps:
• Secure your mortgage approval through your bank
• Have your Agreement of Purchase and Sale reviewed by your lawyer
• Once you receive the signed agreement, you’re officially part of the Losani Homes family
You’re also now eligible for our Referral Program—ask a Losani Sales Representative for details.
Next comes the exciting part: Designing Your Home.
Part 4: Design
Now comes the exciting part—personalizing your new home.
Our Losani Homes Design Team will contact you to schedule a one-on-one appointment, where you’ll make your final selections for finishes and features.
Before your appointment:
• Think through your wants and needs so we can help you design a space that truly fits your lifestyle.

Visit our Model Gallery online or stop by our Design Centre to see samples in person. You can even start a Pinterest board to bring your vision to life!
Once your selections are finalized, construction begins!
Part 5: Pre-Construction & Construction
As your home moves into construction, we’ll make sure you’re part of every important milestone.
If you’ve purchased a single-detached home, you’ll be invited to a virtual pre-construction meeting with our Construction Team to review your home’s drawings and ensure everything is ready to go.
Once construction is underway for both single-detached, semis, and townhomes, you’ll be invited to an on-site walkthrough so you can see your home take shape in real time.
Part 6: Getting Ready for Closing
Closing day is just around the corner—here’s how to make sure everything goes smoothly.
• Contact your mortgage specialist and lawyer to finalize your financing and legal documents
• Arrange your home insurance policy
• Set up utility accounts with local service providers (timing may vary based on your area, sometimes this can happen closer to closing)
• Our Welcome Home Team will reach out to schedule your Pre-Delivery Inspection (PDI) and New Home Orientation
• Attend your PDI and New Home Orientation
• Learn essential tips like how to locate your water shut-off valve, and how to operate your thermostat and HRV system
We’ll ensure you feel confident and informed—ready to enjoy your new Losani home from day one.
Part 7: Closing Day
The big day is here! Welcome to your new Losani home.
Here’s what to expect:
• Your lawyer will complete the final transaction with Losani Homes. This typically happens between 1 p.m. and 5 p.m.
• Once confirmed, our Welcome Home Team will contact you with your door code and arrange a closing appointment at your new home.
At your closing appointment, you will:
• Receive your keys
• Review your Pre-Delivery Inspection notes
• Get a refresher on key homeowner maintenance tips
Pro tip: Book your movers for the day after closing to ensure a smooth transition.
Part 8: Your Warranty Coverage
Your new Losani home is backed by the Tarion Warranty Program, offering peace of mind long after move-in.
• Shortly after closing, our Welcome Home Team will contact you and provide your Homeowner Information Package, including details about Tarion and your Customer Care Portal (CCP).
• Once you’ve submitted your Initial Warranty Form, our Warranty Team will reach out to guide you through the next steps.
Tarion is a consumer protection organization established by the Ontario government to administer the province’s new home warranty program. Every Losani home is protected under this program.
Visit https://myhome.tarion.com/ to register, track milestones, and submit warranty forms.
• Submit any initial concerns through your MyHome account.
• Covers defects in materials and workmanship
• Ensures your home is fit for habitation
• Protects against violations of the Ontario Building Code
• Covers water penetration through basement or building envelope
• Includes defects in electrical, plumbing, and heating distribution systems
• Covers defects in exterior cladding (brick, vinyl, aluminum)
Part 9: Maintaining Your New Home
Now that you’re settled into your Losani dream home, regular maintenance will help protect your investment and keep everything running smoothly. Here’s a helpful guide to get you started:
• Replace furnace filters
• Clean your HRV (Heat Recovery Ventilator)
• Clear eavestroughs of debris
• Test smoke and carbon monoxide detectors
• Inspect the roof for cracked or missing shingles
• Check your water heater for any signs of leaks
• Uncover and inspect your AC unit
• Turn on the exterior water supply
• Fertilize your lawn
• Mow and fertilize the lawn regularly
• Schedule an AC tune-up if needed
• Re-caulk around windows and doors to seal gaps
• Test and secure locks on windows and doors
• Lubricate and inspect garage door tracks
• Check and replace weather stripping around doors and windows
• Inspect roof shingles, vents, and eavestroughs
• Cover the AC unit to protect it from debris and weather
• Drain and shut off all exterior water lines
• Rake leaves off the lawn to prevent damage
• Replace the furnace filter
• Wrap trees and shrubs for winter protection
• Inspect for any drafts, leaks, or foundation cracks
Regular care goes a long way. Staying on top of seasonal maintenance will ensure your home stays safe, efficient, and beautiful for years to come.
